What is HVAC maintenance?

All HVAC systems come with the same basic parts:
  • The furnace is the main component of the HVAC system and takes up the most space. 
  • The heat exchanger is outside of the furnace and helps the air keep is designated temperature.
  • The evaporation coil is located inside the furnace. Its job is to suck out all the heat from the air that moves over it, causing the air that leaves the furnace to be the designated cool temperature. 
  • The condensing unit works the exact same way as the evaporation coil, but for an outdoor unit. 
  • The refrigerant tubes connect the indoor and outdoor units together. 
  • The thermostat is the most recognizable instrument of the HVAC unit. This device shows the temperature that your home is at, and also doubles as the remote used to set and display the temperature. Smart thermostats are available for only a small amount more, to have a higher quality and more fined tuned measure of temperature in your home. It also saves you money on that power bill at the end of the month. 
  • The piping that goes through the ceilings of your home is called the ductwork. Those insulated pipes carry the air through your home and then push it out through the vents. 
  • The vents are what the air comes out of around your house. 
  • The heat pump pulls hot air from outside and puts it into your home during the colder months of the year, and the exact opposite during the hot months of the year.
  • ​The return vent was mentioned earlier. This vent is what sucks the air already in your home, back in to be refiltered and put back at the desired temperature. 

Now that we know the basic ins and outs of every HVAC unit, it's important to know what kind of maintenance that goes into owning a heating and cooling unit. Like in the rest of your home, one of the most important things that you can do to keep things working smoothly is by dusting regularly. The same rules apply to the vents in your heating and cooling unit. If you keep your vents free of debris and dust, your air filters will last a lot longer because you won’t be putting the same dust into it over and over again. Depending on the climate you live in, and the amount of use your unit sees the amount of maintenance required varies, but on average most units need to be checked for issues at least once a year. Filtration systems need to be changed depending on how much use they see, but they usually need to be changed about once a year. The best maintenance cycle is twice a year, once in the fall before it gets too cold, and once in the spring before it gets too hot. That way, if something is wrong with your unit, you won’t without heat or air conditioning in the harshest of weather.
